Inside a Proper AC Service

Skip technical AC servicing in Dubai and the failure will not be gradual. The drain pan overflows into the ceiling below your guest's bed, at two in the morning, in August. A proper service addresses the four failure points before they reach that point: coils, refrigerant, drainage and ducting. Here is what European Technical actually does during a service visit, in detail.

Coil cleaning, the part everyone skips

The assumption is that AC servicing is mostly about filters. Filters are the easy part. The evaporator coil inside the indoor unit is where the real work is. Dubai air carries dust that builds as an insulating layer on the coil fins. That layer reduces heat transfer, so the unit runs longer, cools less and draws more current. The wrong way is a spray-and-wipe from the access panel. The right way is removing the blower assembly where the design allows, washing both the coil and the blower wheel with coil-specific cleaning agents, and photographing the coil before and after. A clean coil can reduce cooling power draw noticeably. We document the condition at every service so you can see the trend across the year.

Refrigerant: gas checks without guesswork

A common belief is that weak cooling means the unit needs a gas top-up. Often it does not. Weak cooling can be a dirty coil, a failing capacitor, a blocked filter or a tired compressor. Blindly adding gas to a leaking system is the wrong way, and it is common practice in Dubai. The right way is measuring operating pressures first. If gas is genuinely low, the system has a leak, and the leak should be located before refilling. We pressure-test, find the leak, repair or quote for the repair, then recharge to the manufacturer's specified weight. Every gas reading is recorded in the service report. Repeated top-ups without leak testing is money poured into a system that will fail anyway.

Drainage: the cause of most ceiling damage

Operators assume water on the ceiling means a plumbing leak upstairs. In Dubai apartments, it is usually the AC condensate drain. Every hour of cooling produces condensate that runs through the drain pan and line to the riser. Dust and biological growth block that line. The pan fills, then overflows into the ceiling. The wrong way is responding to overflow alarms or stains after they appear. The right way is flushing the drain line at every service, checking the pan slope, cleaning the pan, and verifying flow with a water test that we photograph. In high-occupancy short lets, where AC runs almost continuously, we recommend drainage checks more frequently than the standard schedule.

Ducting and airflow, the invisible factor

Guests complain about a warm room and operators blame the AC unit. Sometimes the unit is fine and the ducting is the problem. Detached or crushed flexible ducts, blocked return grilles and leaking joints send cooled air into the ceiling void instead of the bedroom. The wrong way is lowering the thermostat to compensate. The right way is checking airflow at every diffuser, inspecting accessible duct runs for disconnection and damage, and measuring the temperature differential across the unit. Duct cleaning is a separate, larger job, and we quote it honestly rather than bundling it into a service. If your ducting needs work, you will see photographs of exactly why before you spend anything.

Common questions

How often should AC be serviced in a Dubai short let?

For properties with high occupancy and near-continuous AC use, servicing twice a year is the practical minimum, with drainage checks between services during summer. Occasionally used apartments can usually manage on an annual service. We assess the property and its usage pattern before recommending a schedule, rather than selling a fixed package to everyone.

Will servicing reduce my cooling bills?

A clean coil and correct refrigerant charge reduce the power the unit draws to achieve the same cooling. Dirty coils force longer run times. The exact saving depends on the unit and usage. We record operating readings at every service so the improvement, where there is one, is visible in the report rather than claimed verbally.

Do you clean or replace ducts?

We inspect accessible duct runs at every service and report on their condition with photographs. Duct cleaning and duct replacement are quoted as separate works, because they require different access, equipment and time. You approve any duct work, and its cost, before it begins. Nothing is bundled into a routine service without your knowledge.
